From 1 July 2026, Australian real estate agencies must comply with the Anti-Money Laundering and Counter-Terrorism Financing Act (AML/CTF Act) when providing certain real estate services. These laws help prevent criminals from using property transactions to disguise illegally obtained money or finance terrorism. They apply to every real estate agency across Australia, including Edge Realty.
Why is Edge Realty requesting this information?
To comply with Australian law, Edge Realty must ensure that customers involved in regulated property transactions have their identity verified.
To make this process simple and secure, Edge Realty has partnered with AMLHUB, an independent AML compliance specialist.
Once a Sales Agency Agreement has been signed, AMLHUB will contact the relevant vendor directly to complete the required identity verification, they will contact the Purchaser after the Contract of Sale is signed. Their experienced team will guide you through the process and answer any questions you may have.
This process is required by law and helps protect all parties involved in the transaction.
What is Customer Due Diligence (CDD)?
Customer Due Diligence (CDD) is the process of confirming the identity of people involved in a property transaction and assessing whether there are any risks associated with the transaction.
Depending on your circumstances, this may include:
• Verifying your identity
• Confirming who owns or controls a company or trust
• Screening against government sanctions and Politically Exposed Persons (PEP) lists
• Completing additional checks where a transaction presents a higher level of risk
These requirements apply to both vendors and purchasers.
What information may be requested?
The information requested depends on how the property is owned.
AMLHUB may request:
• Full name
• Date of birth
• Residential address
• Occupation
• Driver Licence or Passport details
• Information relating to a company or trust (if applicable)
• Details confirming who ultimately owns or controls the entity
• In some circumstances, information regarding the source of funds or source of wealth
Not every customer will be asked for the same information.
